The Rental Process
Getting Started
Once you contact Jaslynn, she will arranges to meet you personally to discuss on your needs and requirements prior to the home search, making sure that she is able to match your needs as close as possible. Items to be discussed include:
• Location
• Age of property
• Floor area of property
• Number of bedrooms in property
• With or without furniture
• Other requirements:- with patio/garden, balcony/roof terrace, resort facilities (i.e. swimming pool, tennis court, gym room, clubhouse, etc.)
• Housing budget
• Length of lease
• Corporate/personal lease
Home Viewing
Upon the completion of the Initial discussion, She will sets a date for home viewing. She will carefully selects the properties based on the requirements discussed. She will fetches you from your office, hotel or places at your convenience to view these properties. About four (4) to eight (8) properties will be scheduled for each viewing session. You only need to spend the time necessary to make the appropriate, informed decisions.
Securing The Residence
Once she has found a suitable property that you feel happy with, she will negotiates the rent and conditions of the lease, trying to satisfy your requests as best she can. A Letter of intent will be prepared by her for your approval and signature outlining the terms and conditions agreed. A Goodfaith Deposit equivalent to one (1) month rent together with the Letter of Intent will be presented to the Landlord for his/her acceptance by signing on the Letter of Intent. The one (1) month goodfaith deposit will form part of the security deposit.
When she presents a Proposal or Letter of Intent on your behalf she will makes it subject to the Landlord's response by a certain date and time. This tells the Landlord that they have a serious prospect, and they will respond accordingly.
Tenancy Setup
After the signing of the Letter of Intent, the Landlord and Tenant will have to complete the signing of the Tenancy Agreement within seven (7) days from the date of the Letter of Intent. Upon the signing of the Tenancy Agreement, Tenant is required to pay second part of the Security Deposit together with one (1) month advance rent to the Landlord.
The Security Deposit is usually equivalent to two (2) months rent for twenty four months lease and One (1) month rent for twelve months lease.
Handover of The Unit
She will arranges for a joint inspection of the unit with the landlord, landlord’s agent and tenant. The objective will be to make a note of any existing damages and/or any repairs that the landlord must do. A hand over report and forms will be prepared and listed any damages and this will be signed by both the landlord and tenant.
Tenancy Management
Comfortable living is not guaranteed by just finding a good property. You would still have to deal with maintenance issues and interact with landlords, agents or contractors. Jaslynn will become your single point of contact so that you don't have to speak to many individuals separately. She will keeps an eye on your renewal deadlines, contacting you and the landlords to start renewal negotiations in good time and will arrange for necessary renewal administration.
Security Deposit Recovery
Upon completion of the hand-back of the premises and clearance of all the damage costs and other expenses, she will follow up on the repayment of the security deposit, with the objective of getting it fully refunded as quickly as possible.
