No.1 condo in west coast

The location is perfect for family with cars driving to city is convenient. It is next to 2 parks and shopping centre and market are just walking distance. The rooms and toilets are so big that you can not find in most new condo nowadays. The landscaping is well maintained and designed and i was informed they won some awards. lastly, it is the newest among all the condo there and there is still price appreciation opportunity to catch up with the new condo not TOP yet.

Above Expectations

I am renting a 2+1br unit here and I must say that this is a very nice development.

The layout for the 2+1br unit is particularly good. Although less than 1200sqft, it feels much bigger than that. Bathrooms are also larger and more comfortable than what i've seen elsewhere

Landscaping is beautiful and the whole development has a resort like, laid back vibe.

Agree that it is not the most convenient location if you don't have a car. However, west coast plaza is pretty near and can get groceries there.

Can't comment on the pricing of the units as I don't own it but all I can say is that this development is well above my expectations.

pleasant environment

Many have moved in and I noticed many young couples with small kids... very friendly. Walking around the project is very pleasant. Units are quite bright and layout squarish and practical. Potential for appreciation if owners can hold on another year.

Nice place but overpriced

I am familiar with the vicinity and know of people staying at Blue Horizon and Varsity Park.

I like the concept of the development but think that the present asking is way too OVERPRICED given the following factors:

-interior furnishings is not of high quality.

-lack of privacy - units are too close to one another. The alternative is to draw down your curtains daily for the most part of the day = lack of ventilation. Even those units facing the park, can be prone to curious onlookers

- location is not within walking distance to any amenities eg shopping mall, market. One has to take a shuttle bus or drive to get to the nearest mall.

- transportation is not very accessible- network of buses quite limited and difficult to get taxis. MRT is not within walking distance. Takes about 1 hour to commute to CBD.

- 99yr LH. Prefer LH project closer to MRT/ammenities

The first launch price was reasonable. Now, at $9xxpsf-$1000psf, I will think really hard about it..

poor transportation links

a very remote place. there don't seem to be many amenities around within walking distance.

getting around is difficult without a car - need to take a bus to mrt. bus schedule is infrequent. 10-15 minutes of waiting for bus. then another 15 mins to mrt. already half an hour gone just getting to mrt.

i work in raffles place, guess it'll take me an hour to get to work.

also not easy to get a cab there (unless you call for one).

Better than I expected

I just received the keys to my unit. It is much better than it looks on paper with bright lights coming into my unit during the day BUT with no sun. Yes, interesting. The neighbourhood and environment are also very decent as it is primarily a low rise private residential area, although there are the conveniences of shops just 10 min down the road at the West Coast.... Certainly a place for living. Transport wise....depending on where you work, it may or may not be convenient. The clementi MRT is 10 min ride away. But if you use public transport to work in the west or Harbourfront area, then it is really no problem.

Excellent value

Bought a unit at 950 psf and looking forward to TOP and moving in and enjoying the spa. As Esther mentioned, getting calls from agents offering 1050+ psf. Given that units at the The Vision nearby are going for 1200+ psf, I am not selling (just yet). Besides, if I sell, where would I get a unit as spacious with a spa outside my bedroom door in a low rise development in a quite and peaceful area. Full facilities, in contrast to many new developments. Also, due to its location between Harborfront and the upcoming development of Jurong, my bet is that there is room for further appreciation in value. And the spa units are likely to fetch good rents from asian or caucasian expats.

Anticipating

It's both frustrating wait but still the mysterious anticipation surrounds when the TOP will be. Bought a unit on impulse, but looking forward to live in the promises of resort living. Added to these emotions are the incessant calls from agents and the tempting offers. Wonder if I should just shut out and wait for enjoyment in the new condo, or cash out. What can my family afford after we sell out? With the economy growing stronger, it'll be difficult to wait for opportunity for prices to drop. It's a dilemma! I've stayed in this neighbourhood for over 30 years and like all the conveniences - short ride to Clementi MRT, direct drive out to AYE, wet market, Cold Storage, Seng Shiong, all the F&Bs @ West Coast Plaza, etc. Mmmm, the longer I wait it seems, the prices are going up so much ... ???

value for money property

this is a better project compared to a few condo. units just down the road. i myself am looking for property to invest and clementiwood is one of it. I would say how I regretted not buying just few months ago when the price was lower.

I knew than there was The Vision project coming up which might increase Clementiwood value and I'm RIGHT now!! The value has indeed gone up alot!! There are too much "what if " than and I admit missing the boat.

As for those who commented on the high price, I'm sure you have a slight interest in buying Clementiwood but due to increasing price.

Just think about this, if you would have bought it earlier and the value appreciated, would you still complain about the property value?? You would be glad that as a owner your property value is going up each day right?

so let's not do the sour grape thing and act fast. If price not within bugdet than move on to another . I personally love this project and think it's worth investing or staying in after studying the project specs.

Some users left childishly irresponsible comments on this property. You may complain the higher and higher price, unfortunately, this is the reality. Some of the sellers may ask too much in your view. However, for you to bring it on the childish assessments on the property itself is laughble.

This condo is not for everyone's like, but for people like me who has been in this Neighborhood for years, it's a great place. Please see my assessment.

I read with great amusement on the comments posted by the previous posts.

It seems all the focus is on the price, which has been increasing since last May. I can sense quite some discontent for the people who really want to buy a unit here but fail to do so during the low price period. But please accept the reality, the property market is going up and the west coast area is becoming mature every day. You may not like it, but the price is still going to rise, and your comments will not bring it down.

I really like the view of the property, as I have personally checked out the unit my self (although it is not TOP yet).

99 Year, Overpriced

Clementiwoods is a 99 year leasehold condo. It does not good access to public transport. Its low-rise 5-story buildings do not provide unblock views - you can just see your neighbors, which means no privacy. It is near NUS - so what? Will every resident work or study at NUS. The owners advertising their units are very unrealistic in terms of price. It was $650psf before, now should be $730-$780psf max. But if anyone wants to take 99 year leasehold property without thinking about the risk, can go ahead to buy it and regrert later.

Too much overpriced. The sellers are not sincere. Guess they are just testing the market by coaxing the buys to give offers according to their wishes so that they can leverage on that to ask higher prices...

Resort Pool Villa with Jacuzzi

This condo is unique in Spore is that most of the ground floor units has patio with direct pool access(Holiday Inn phuket) or surrounded by aquatic ponds (Grand Hyatt Bali). Comparable to many 5 star beach resort hotels. Not only that, 30 ground floor units has a big round spa/jacuzzi tub placed just outside your master bedroom something like Banyan Tree Villa and those Japanese Hotspring Hotel. Those units is likely to fetch high rental yield and will definitely boost the image and value of Clementi Woods.

100% Agree with frederick and jeff. Generally all the asking price of the units are unrealistic, they are taking advantage of the current market situation to boost up the price. Sellers have forgotten that this is 99yrs project and the value of 99yrs project tend to depreciate after a certain no. of years. Is it worth buying which is facing near varsity, tennis or bbq area that is above $900psf? Wait till TOP and view the units before deciding to buy. You guys got buying POWER why in a rush!!! No regrets. :) :) :)

Yes, 100% agreed with Jeff, i would rather select the nearby Condo at district 5, the studie stack is very near to Varsity Park and it's true, it's really over priced for a 99years tenure.

Overpriced for 99yrs property. Would rather get a freehold project in district 5. the one bdrm or studio facing very near to varsity park. E rest of the one bdrm n studio near to tennis court n bbq area. Not much of good view for these few stacks.

Driven pass Clementiwoods condo quite a few times & very excited about the progress. It is now very clear what theme it's trying to convey... a definite resort like cum prestige lifestyle one would ever dream of their home. Very impressed with effort put into the landscape when I saw attractive plants draping down the architecture of condos near the entrance. Saw the floor plans on web & was again amazed at the spacious interior designed, which is well known of the developer.

Clementiwoods is definitely an area which would be very sought after in the near future given the near proximity to Sentosa IR & of course favourite Vivocity mall !! With many schools just mins drive away is a plus too. Another fav is the 24 hrs 7-11 store just walks away!!! (midnight snacks attack :) wonderful !!!

I even heard of a nearby new project launch very soon which would boost further the property value of clementiwood!!! excellent!!!

My first choice in finding a home to stay/invest would b here.

Prons: Near to amenities like West Coast plaza, ShengSiong, food court. Close to NUS, Science Park, one north, vivo city. Close to the clementiwoods and west coast park. Short drive the city by AYE or west coast highway. Finally, the indoor space is generous and developer FCL has a reputable profile.

Cons: 99LH.

Clementiwoods is actually integrated with the park!
And it is near NUS, which boasts of plenty of greenary!

It is well connected to the City, too. There is express bus to Raffle Place and City Hall.

I love nature, I love Clementiwoods!

they have generous indoor space

Most of developers nowadays will not tell you exactly the size of each room when they give you floor plans. Reason? You could easily think of. But if you want a generous indoor space to live, value for money, which you may find hard to get in most new developemnt projects, try to search for clementiwoods. That is the most important reason why we bought the unit there when we went to the show room. Plus, it is very close to international schools, minutes to west coast plaza where you could get your grocery in cold storage, or cross the road, from the wet market. It is 0.83km to the West Coast Park, next to the Clementiwoods park. I like to find hidden gems when come to investment in properties, this is one of them.

I like space, I do not want to compromise indoor space for outdoors. Besides, I could always visit parks nearby if I want outdoor space.
