Super convenient and worth the $$$$

Super like this project is so convenient and is worth the $$$. Can't find another project like this. Never regret for those who already brought a unit.

Still like this project

I was scotting around for a new home, and went visiting many condos. I must say that Compass Heights offer the best of all i.e. excellent transportation network, amenities, near to good schools, beautiful pool and environment.
This is really a project that buyers must view before making any decision. My parents love this project and almost insist that it has to be Compass Heights or stay put! I recommend this building for: Mixed Uses (e.g. Office/Shopping/Cinema/Hotel/Flat), Convention/Exhibition and Commercial/School.

Kept coming back to Compass Heights!

We have been looking at condos for the past one and a half years, and kept coming back to Compass Heights!
Yes, from the outside the facade is nothing to shout about, but once you are inside it is charming. The pool is a nice size, and landscaping makes it very resort-like.
Compared with newer developments along the NEL line, this condo boasts very decent-sized units. Of course being older, some of the toilets do seem old and cramped, but nothing that cannot be rectified with some simple reno. After all, most of us end up replacing the toilets etc so might as well replace shower screens.
The price is high if we compare with 2009, when we first started looking. If only we had bought a unit then!
As it is, we finally bought a unit here. Paid a bit more but then the previous owner renovated the toilets and kitchen so we saved on that! Like it very much!
Access is good. (We sold our previous unit because the access to common facilities like swimming pool was atrocious! You had to go down to basement and make your way around other blocks to access the swimming pool, clubhouse etc!)
With the MRT just downstairs, my children can go to school and work easily. Looking at the long run, we also figure that when we retire, we may not need a car, as MRT, bus and taxis are easily available.
Security is also very good and staff friendly and helpful.
With Punggol just a short stop away, we will also be able to benefit from the govt pushing Punggol 21.
So to us, Compass Heights is still one of the best condo along the NEL right now in terms of pricing and location. I recommend this building for: Commercial/School, and .

One Of The Best Condo In S'pore

Like what many others owner mentioned, COMPASS HEIGHTS had the most convenience amenities under your feet. Compass Point Shopping, MRT, LRT, Bus Interchange, Cold Storage. I have been staying here for 3 months and was very happy with it. Occasionally to avoid jams in the city, i will chose to take the mrt. Is so convenience!!! 2 Kopitiam surrounded us as well. One at compass point and the other one just 3-5mins walk away.
KPE to town was very fast and convenience. If you are looking for a Condo to buy, you will
not regret if you chose a unit here.
The only thing that i can complain is no sea view. It will be perfect with a beautiful sea view. I recommend this building for: Convention/Exhibition, Commercial/School and .

ONLY IF U R NOT DRIVING

I went viewing some units at Compass Heights thinking it is very convienently located. Alas, I saw lots of rubbish laying around the lift lobbies. Rat traps along some patio units and BBQ pits. Need to climb some steps to reach the children's playground, tucked in an obsure corner. The bathrooms are poorly designed, very small and cramped. Buy only if you are not driving and love to be closed to shopping and food.

I am 10 year PR in Singapore. Previously rented in 4 other areas in Singapore before buying a 2-room 1055sqft unit in 2007. Not being biased but for me Sengkang is one of the best places to live in Singapore at the moment. There is a vibrant community of mostly young families like mine, the roads are wide and there is just so much space that you'll really feel it's easier to breath in Sengkang.
Compass Heights is in the heart of Sengkang and one of the best to live in Singapore if you are looking for utmost convenience. Here are some:
1. Compass Point mall, the bus interchange and MRT/LRT stations are just downstairs. Take the escalor from the condo and your in the mall in a few seconds. Beat that!
2. The community centre and the new large Kopitiam square are just about a minute walk away.

Love this place --Affordable yet Convenient

After months of viewing and comparing between a Condo in Bedok and Compass Heights, our family chose to buy a unit at Compass Heights although I was hesitant to let go of the beautiful reservoir view from the balcony of the condo we once considered.
1) Reasonable price : average price less than $800 psf
2) Convenience – MRT(takes 20 min to Orchard, 30 mins to Sentosa), Bus Interchange, Shopping Centre(with the National Library; very very important for parents with children), newly built wet market right next to the building, community center, School ( My children will attend UWC at Tempines Campus:# 27 will bring them to the school in just 15 min. ) IKEA, Giant are within the minutes drive. Easy access to KPE, CTE, TPE (My office is in Sun Tec and I take KPE. It takes around 25 min by driving. When I lived in River Valley, it used to take around 15 min by driving. Why pay $1500 psf to stay in the center of the town!)
I do not need to drive to do the shopping and I can save patrol, the parking fee and the TIME.
I do not have to worry about my family members travelling elsewhere in Singapore while I am not around.

4) Punggol Beach: I love to fish!!!
5)Better layout: (I bought 4 bed room unit) windy, larger(family) dining and living room area, smaller utility area, efficient design of the kitchen with open counter.

Easiest (of all the places in Singapore)access to the MRT and the Bus. KPE will take you to the town area less than 15 min.(without traffic)
Much better than living in the town area with not so good transport.
Never have to worry about getting wet in case of sudden downpour.(In Singapore?? ALWAYS.. if you don't drive a car) Never have to worry about walking a long distance or parking the car when shopping. Many restaurants, community centre, tuition centres. Library.. all in one building. New project nearby(Quarts) cost close to $900. (just becasue it's new???) One MRT station away from Buankok still cost less than $800 psf. once you live here.. don't think you will be able to find anywhere better or cheaper. There are many different layouts for three bedroom units. some good some odd. four bedroom .. spacious and squarish.. open concept kitchen. windy. rooms are a bit on the smaller side. but living room and the kitchen areas are separated. penthouse?? hm..too much dead space. unless you really want to have a roof top garden. i don't know about two bed room or one bed room. never been inside. as an expat..lived in many different places... luxurious and wonderful facilities.with great view.... but how often do you think you can enjoy all that.. You have to find out what is like to walk under the hot sun with couple of grocery bags and suddenly the weather changes and it starts to pour.. in the city like Singapore?? convenience comes first! i strongly recommend the place for your own stay and the investment!!!!! Compass heights is a project which combines the public transport and shopping mall. It is very convenience for everyday's working and living. The new wet market is just a few steps away. Sengkang area is a good place for family with children because of the great swimming pool with huge open field nearby.

A young private residential property with excellent transport links, next door shopping mall, community centre, polyclinic and other public amenities. With still sizable empty lands around for further development, compass heights will be right in the centre of all these. Great potential for appreciation ahead. Buy one for living and investment asap.
