This is an easy place to live if you don't mind construction noise, plane noise, school kid noise, truck noise to building site next to condo and being surrounded by HDB'S. Whilst it's an attractive condo for facilities and interior of units (interiors look expensive fixtures and fittings mask poor quality materials, window fittings need repair already although under warranty. It feels very local no quality coffee or bread shop near by. The near by fairprice doesn't stock things like cheese or quality meat, pretty basic. The hawkers centre is great if you like local saturated fatty food with tons of MSG.
The ups are if you can afford a 4 bedder these are the quieter units with little or no beating afternoon sunlight and have the best outlook over the canal and cityscape.
The mix is local and expatriate, executive and family.
The club room is booked practically every weekend with locals who like to entertain traditionally with their food caterers lined up outside. So don't live to close to that end of the condo by larger pool.
The biggest upside is the MRT on the door step. I recommend this building for: Convention/Exhibition, Commercial/School, and .

Noisy

I agree that this place is nice BUT the planes are making TOO much noise at night. Fighter planes at low altitude- DIRECTLY above the condo- on the flight path. Should have known before renting this place.

Monday night at the flights

Don't get me wrong, I love the building, love the location, apartment layouts are great but under NO circumstances can this place be considered quiet.
Dakota Residences sits directly in the flight path of military aircraft landing at the Paya Lebar airfield and planes will fly DIRECTLY overhead (at low altitude) as late as 21:30. Try putting a small child to bed while F-18 after F-18 screams overhead. Living on a high floor just makes it worse. I can't imagine what it's like up in the penthouses (19F). Really wish the landlord had pointed this out before we moved in.
NTUC is super close but rather limited, Cold Storage at Kallang Lesiure Park isn't bad, just hop on the MRT and you're there in 10 minutes.
Great for access to the CBD, airport (or anywhere else on the east coast for that matter) it certainly is a convenient place to live.

Convenient Location yet quiet..... Very near big Hawker centres with good food and 24hrs NTUC is a plus. Good living environment.

Best Location ! prefect home! quiet place!

Dakota residences, Best location ( near hawker center, MRT ,near city, future sport HUB.....). 4 bedrooms unit is the best choice to own....unblock view and it is quiet and windy...no traffic noise unlike condo infront of ECP and u pay More price.
Price is reasonable because of location( near MRT and city).
In today market, hardly u can find condo selling less than $1200psf for Brand new 99 yrs leasehold with good location(near MRT and City) and yet unblock view plus quiet. I recommend this building for: Mixed Uses (e.g. Office/Shopping/Cinema/Hotel/Flat), Convention/Exhibition, Commercial/School, Entertainment, and .

Really love this place! Do you know Old Aiport Rd is voted as the Singapore best hawker? Very conveniently located. The spa corner is peaceful and quiet with lots of greenery. Very relaxing! Simpily love it.

Personally, I feel $1200 psf for a 99 year leasehold condo is too much to ask for. For this psf, one can easily find a Freehold Condominium priced similarly, an example is Trellis Towers in Toa Payoh (good location, near to town area too via MRT). Buying so high at the peak of the property boom might not yield much potential appreciation.

terrible investment

$1200 psf for a D14, leasehold property is too much to pay for. You'll be better off looking elsewhere.
BTW, there is a HUGE supply of condo going TOP in the next year or two, especially in the eastern part of Singapore.
If you can wait a while, prices will come down within 12-24 months. Take your time. Don't be hurried. Good bargains will come eventually I recommend this building for:

Indeed Overpriced Rental Here!

I fully agree with the previous reviewer on the overpriced rental asking prices at Dakota Residences.
In fact, I noticed that Maplewoods 3-bedroomers are asking for less than $4000 now. Generally, D11/21 condo now offer more rental value, while D14 are overpriced. Some OneAmber 3-bedders have come down down from $5500 to $3600 within 2.0 month after TOP. OneAmber is full-facility condo in upmarket Katong. This is truly market forces at play.
By adding those 'Units for Rental' of nearby Dakota developments advertised in Property Guru, there are almost a thousand units up for rental or have just TOP!
Prospective tenants, just stay cool to make sure that those greedy landlords end up with untenanted units for months, and only to find themselves getting lower and lower rental offers due to more and more TOP units coming onstream.

Overpriced Rental Asking $ @ Dakota Residence

My family is genuinely looking to rent a Dakota unit, but is really put off by the high asking rental prices.
Notwithstanding that this is a typical price discovery phase for pre-TOP owners looking out for tenants, it is good for potential tenants to note that some D10/11/21 prime location units like Maplewood 1400+ sqf fully furnished on a high floor and touted as windy to be asking for only $4500/ mth. Possibly, the deal can be closed around $4200-$4300.
One Amber 3-bedroom units have come down from an aggressive initial asking $6000 to $4200 (still negotiable). With that, the bulk of One Amber units are clearly not occupied. In comparison, One Amber is in a more hippie, and less-HDB vicinity to appeal to the more "lower-end expat" tenants than Dakota Residence.
In short, with $4500 monthly rental budget for a 3-bedroom unit, I recommend that you go for D11/21 or D15/16 condominiums, if you do not really need to be living in D14 Old Airport Road area. I recommend this building for: Commercial/School.

may be noisy

there's a school directly in front it. may be very noisy at most time of the day..also saw 1 of the MRT exits, it is 'embushed' in the HDB flats. basically the whole area is very 'HDB'.
Old airport rd market (where you find the famous 'lor mee' ) is supposed to be not far away but it can be a 'sweaty' walk (with no shade in that area). Not a very attractive condo if you compare it with those condos at paya lebar/farrer park/lavender areas. I recommend this building for: Commercial/School.
