My dream home

I have been researching for a private housing unit for my family of 4 for past 1 year. Eventually we bought Queens because it is excellent in ALL ways :
Good location (near MRT, near city, near amenities);
Good interior layout(squarish, no planter/balcony wasted areas);
Good environment (windy, friendly, well-maintained, well-spaced property, good facilities);
Good investment (high & easy rental, more potential developments near this area to appreciate its value, low maintenance fees)!!
I am gonna love my new DREAM HOME! I recommend this building for: Mixed Uses (e.g. Office/Shopping/Cinema/Hotel/Flat), Convention/Exhibition, Commercial/School, Market/Food Center/Restaurant and .

Buying a Unit For Investment

A well maintained small estate used to be very popular for westerners and in recent years, there has been an observable increase of Asians from Korea, China, India, Indonesia and locals.
Most of units come with 3 bedrooms. The last transacted price in Jan 2012 was $1.3 million (URA website). A well-furnished unit could normally fetch a monthly rent of $4.5K to $5K, so it is a good investment. The only concern of buying a unit for investment now is that the price may come down in view of the cooling measure introduced in Dec 2011. I recommend this building for: Mixed Uses (e.g. Office/Shopping/Cinema/Hotel/Flat), Market/Food Center/Restaurant, and .

Very exclusive condo for locals and foreigners. Most of residents are Koreans, Japanese, Americans, Europeans, Australians, etc. Next to Queenstown MRT Station. Near Tanglin and Orchard. Good views for high floor units.

Good location Condo

Queens condo location is fanstatic! Its excellent location gets you to the city area within minutes!
The units on the higher floors provides an excellent view of the city and even seaview for some stacks.
MRT station is just a mere few steps away from the sidegate.
This project have got one of the best full condo facilities where you cannot find in newer projects.
Rooms size are reasonable.
Very good investment for rental as well as own stay.
Now I am so tempted to buy one unit myself. I recommend this building for: Mixed Uses (e.g. Office/Shopping/Cinema/Hotel/Flat), Convention/Exhibition, Commercial/School, Market/Food Center/Restaurant, and .

the location is very good. near to MRT.
high floor unit command unblock view. one towards bukit timah hill and one toward sentosa.
hardly able to find condo with badminton court.
for investment or for own stay, i believe the price will have upward potential as there is currently 2 plot of land available for sale in front of Queens. and given the vision selling price range, this location will defintely sell for a even higher price and thus bring up further interest in Queens.
just like acsentia sky bring up metro prices.
overall a good buy with high capital appreciation potential. I recommend this building for: Mixed Uses (e.g. Office/Shopping/Cinema/Hotel/Flat), Convention/Exhibition, Commercial/School, Market/Food Center/Restaurant, , and .

The Queens

Tallest condo in this zone with unblocked, paranomic view. Breezy with natural wind, no need to on air conditioners. Beautiful, huge pool. Super convenient as Queenstown MRT is just right at doorstep!

Queens Condo

Queens Condo is a very impressive 3 tower structure with each tower consisting of 39 floors with 3 elevators per building that go to the 38th floor. The top two floors 38 and 39 are Massenet Penthouses with largish roof terraces. The exterior is very beautiful with a huge impressive pool with two fountain Jacuzzis and a 2 storey waterfall. There are several children’s wading pools, a playground, basketball court, indoor badminton court, 2 tennis courts, golf driving cage, Kio pond, BBQ pits and pretty much everything you would need sportsy wise. There is a 5 level car park (above ground) and a completely inadequate taxi drop off in the front of the building because the management will not leave the back drive exit open except from 6am-8:30am on weekdays. Due to the narrow entrance/exit at the front that also consists of school vans dropping children, taxi’s picking up and dropping off, visitors being issued parking passes and residents entering and exiting the entrance can be a nightmare at times.
The elevators (3 per building) are usually adequate however they can become quite crowded at peak times and often are filled with young children riding bikes, skate boards, scooters etc onto the elevators. The elevators themselves are not air-conditioned and seem to often need servicing.
The interior of the condos are granite floors, large windows and comfortable. The kitchens have ovens with city gas but do not have hot water. The kitchens are compact but usable. Views from the high floors are excellent and the bedrooms are average in size. The finishes are very high end and super shiny with marble walled bathrooms and chrome etc.
The management team is not very responsive to requests or issues at this condo nor do they plan many resident activities. The main residents of this complex are Asian expats with very young children. I recommend this building for: Convention/Exhibition, Commercial/School and .
