COOL QUINTET

Past 3 weeks,we have visited 3 to 4 bedroom sizes,our summary gave us good feeling,no complaints.Facing pool unit is great for ground + low floor, right at the end block, more windy, no blockage. With the KTM/rail ended, more recreations in the future for river canoeing, fishing,water activity in the area.The prices right now is okay,We are keen to move in. Minus are lack of landscape,greenery gardening,but should you consider high floor,great view is appreciated.

Quintet honest review

Went to view a few units, the humidity level was very high. Surronding is good for nature lovers and some landscaping on the canal. Feels like staying in terronova. Space is big, given the launch price of 372 psf, not wise to pay more than 700psf in current market.

Potential option

The units facing windermere seemed too near for the lower floors. The higher floor units which overlook windermere are the best. Those on the opposite side facing the HDB carparks are ok if 6th floor or higher. There does not seemed to have direct access to the pool unless you stay on the 1st floor with patios. Parking is not an issue. Facilities are family friendly. Also a side gate for short walk to the MRT. Just hit 5-year mark and for sale to Citizens and SPR only. Need to note that quite a number of units are tenanted.

Quiet Place

Hardly can find pool facing for every unit project. Most importantly Micasa do not have basement parking. Minimal reno as units only 5 years. Family with kids will enjoy the pool and big playground. Nowadays, not many projects have a 1500sq ft 4 bed room.

The Quintet - a quiet retreat in the CCK

This Quintet EC is very near to the YT MRT station and the short walk is well covered by shelters. There are public buses nearby that are only a few mins walk away. The condo is served by two entrances with auto gate that by itself is a rare thing for an EC or any private condo. The facilities are standard but the outstanding one will be the full basketball court. The parking comes in the form of basement and multi stories. The security features are tightly controlled and without a pass card you can hardly get into the block lobbies. The condo is only 5 years old and still well maintained. The removal of KTM rails have proven to be massive bonus to the residents here as the loud rail noises are absent and the place is now really quiet and peaceful. The windy nature of the location makes this condo a pleasant environment to live in.
Comparing to the Rainforest EC that is selling like hotcakes at $720psf. I would say Quintet is a steal some selling at below $900K. The Quintet is near to the Green Corridor with potential for leisure development. The ample nearby amenities and the lack of camps, mosques and temples usually associated with jammed traffic, burnings and abundant noises can heavily discount the value of the property. In the case of rainforest EC, it is so near the mosque and Stagmont camp where high-powered communication devices are installed over there. Would it affect your health? It is also situated at the busiest road in Choa Chu Kang and making road noises at unbearable levels. The empty plot next to Rain EC is also likely to be sold for development in the near future. The good thing is that it is near MRT and Lot1 but that's about it. What Rain EC will never possessed as compared to Quintet, the peace and quiet that has made this my new HOME. Not to mention, the maintenance fees are also way lower than the Rainforest EC.

Good Environment but....

We have been eyeing to purchase The Quintet but everytime we visit for viewing always heard a dog non-stop barking for hours.

We prefer quiet environment so we will reconsider our choice.

Quiet and good location

I am Planning to get a condo in Cck area, currently eyeing a unit in the quintet due to it's good potential. A walk from the mrt & ntuc, it's very near and also mostly sheltered via the design n built hdb blocks...as for those who drive, access is easy due to "private" road also 2 car entrances (st 64 & north 7)..compares to the condo near to lot 1 which I am also considering, the yew tee mall is less happening but in exchange of serene surrounding. Land is on a slope means some stairs but that's perfect for wonderful landscaping that you won't feel bored of it over times (I like the water fall and jacuzzi situated among rocks).. Few km PCN at the back gate is perfect for my wife who jogs. Overall the estate is well maintained and doesn't look worn (like paint work and structures).. Yew tee primary is also 1 of the top around Cck , seems great for my younger boy. I found that the design of the blocks is modern, that means it won't look dated over times. I also like the children play pool w slides, Huge and interesting playground that will makes my kids happy. In a nutshell, it makes a great home..quiet, fun, accessible, only 5 yrs.. Only complains will be smaller shopping mall without library n cinemas.

Family Home

Positives:
Possible to get a good-sized apartment for own stay with family. Compared with DBSS units, this is more worth it because of the condo status. Love the toilets! Love the range of facilities available.

Negatives:
Erm.....Where is this place again? Near where? Near what famous school? Near what mall?

My analysis after 2 house viewings

Last Nov enquired about quintet as its 1km to a SAP sch. But was told that 5yr MOP is 2011. Last Wed i visited 2 middle units as agent sms me quintet can be sold in late Oct 2011. Generally this development rather peaceful, and it quite new compared to nearby >10yrs old condos. Most 3bedders ask for $950k onwards (depending on what sizes of 3bedder units), i find it reasonable cos it only 5yrs old, and nearby 1998's hdb maisonette @638/4 CCK St 64 were sold for $810K in Oct2010. My priorities in house search incl. Good School + Quite New + Spacious + Amenities + Worthy Price + Less than 500m to MRT. House hunting these days are not easy - the newer private and public projects have been very much smaller yet asking 1.2 million for a 2bedder condo. So far, quintet matches most of my wish lists. Next week I'll go for 2nd viewing as i'm keen to view corner units from unblocked stack. Cos i prefer my in-law has spacious kitchen who take care our family's meals. Actually I find the below comments weird. I'd wary if my agent behaved like his who fed me with questionable remarks, cos i regard such agent has integrity issues. Actually I am dumbfounded by the remark on accidents and sun. I saw many young families ard the compound, some children were with their maids only. Thus, how bad can that be? As some will like the sun, some will not. I have no issues with the sun cos i believe a house needs natural sunlight for fengshui needs. Natural sun also elminate odour & bacteria, esp bedroom & kitchen. Quick laundry drying instead using dryer. No need to overreact abt sun which give many good benefits. If prefer less sun, curtains or blinds will come in handy. I speak fr exp as my in-law's yishun house faces direct sun and it last 2~max 3hr in that particular hse area. I'm into FengShui but I'd also consulted religious person as i've religious requirements for hse layout. Quintet's FS is ok for us.Hse hunting is emotional task. If U arent into FS do u feel calm when hse viewing?

Consider Undervalue Projects Like Woodsvale

The Woodsvale, situated in Admiralty vicinity, is within walking distance of Admiralty MRT. Huge potential surrounds future Woodlands area, like the North-South Expressway and Thomson MRT Line which links Woodlands.

From investment point, there's a huge industrial area which is a short distance away from Admiralty MRT, which can easily provide for a good pool of tenants for Woodsvale.

As for the development itself:-
1) Woodsvale units are more regular shaped
2) Woodsvale lifts are more luxurious looking
3) Woodsvale car parks cleaner
4) Woodsvale has separate lane for residents and visitors driving into the development, thus residents will not be held back or delayed by visitors entering the development (security guards need time to note down visitors particulars).
5) Woodsvale maintenance fees seems lower.

The Quintet

I have viewed "The Quintet" to buy and live there. This is what I have found.
1. The whole project area is not very big. The blocks are very close to each other.
2. The pool is a good size and the shape is also nice. The down side is there is not much space between the block and the pool. I would love to see a beatiful landscape between the pool and the block.
3. It is build on a slope of land. You have to climb one two or a few flight of stairs to move around the condo.
4. Now that the train service has been halted, the condo becomes very quiet and a lovely place to live.
5. However, the area Yew Tee is yet to develop compared to CCK, the other side of KJE. You have to think twice before you buy.
6. Since the long waited 5 yrs is completing in Oct 2011, The owners are eying for the high end prices, but I think, the final prices would be around 700 per sq ft would sound reasonable for this project (for now).

Great Environment

Went to view one of the units. Spacious and bright. Easy for interior design. Facing of unit is good (NS facing). Pools are big and other adequate facilities too. Residents are mostly young executives, hence vibrant environment. People seem to be doing well with many luxury cars. Fengshui master tagged along and had also indicated that one of the blocks has excellent fengshui. Negotiating price with owner, hoping to own a unit there soon!

heard that there are no sinking funds for this development, and alots of china FT in this development. when I went there for viewing a few weeks ago, there are flight of stairs leading to the swimming pool/garden not light-up, proof very dangerous for kids and old folks.

The railway will cease operation by June 2011, won't it? So by the time we can buy, there should be no more noise made by the trains? Govt also has plans to develop CCK ya?

Waiting in anticipation for the units to be released. Been to a friend's house during his birthday celebration at the function room. Lked its spacious layout and nice overall environment. Peaceful at night. My kids loved the playground and nice pool.

Just praying for good prices now. Is it near the park connecter, like just beside the condo? Yes, Yew Tee mrt is very near. Saw it almost immediately when we drove out of the main gate.

Quintet Review

First of all, this is an EC so do not expect too much of the luxury and prestige to it. Quintet is just a simple project with basic facilities and a home suitable for families especially with children.

It is true that the nearby railway is creating irritating noise throughout the day and sometimes at night too. Quite environment will set in by next year when the removal of the track takes place.

Plus points will be the walking distance to Yew Tee MRT, many neighbourhood schools around and the landscaping. Besides that, there are many makan places around the entire neigbourhood. With a newly built parks connector and a fishing platform along it, families could spend every evening exercising with them:)

Last but not least, interior of the units are spacious and its layout is built in such a way that its very easy to design and placing of furniture for your home:)

Love the place. Firstly, it is very near to Yew Tee Point and other good amenities, shopping for groceries and eating out certainly are of no hassle. Accessible and convenient. Though near to the shopping mall, it is situated strategically at a good location whereby you can still enjoy ample quiet and peace. Condo looks clean and new, and visually appealing. My children enjoy the pools and their school is also just a stone's throw away.

Quintet Review

Great landscaping. Would say it's best among the other nearby condos in terms of exterior structure.

Size of unit is bigger than expected and adequate condo facilities. Good-sized swimming pools plus other smaller bubble pools and playground water play.

Very convenient location, just 3 minutes walk to Yew Tee MRT station, Yew Tee Point and Yew Tee Shopping Plaza. Minutes away from KJE. Many good schools nearby - De La Salle and Yew Tee Primary.

Park connector behind the condo, great for evening jogs. Overall good place for families with children.

Only weakness is that it's near the railway tracks. Was there from early noon to late night last Saturday, noise comparable to those made by the plane but bearable. Was taking note of the frequency, luckily trains went by only twice during that period.

Very cramp environment. The buildings are very close to each other and you can practically see your neighbours' living room. It is also next to the railway tracks so noise can be a problem if you like quiet environment.
The facilities are very basic as it is an EC and so expect nothing special.
Because of the cramp environment, ventilation can be a problem too. Get ready to be roasted as well when you have a BBQ session.
Plus point is the layout of the unit. It is in a regular shape and so placing of furniture is easy.
