Just bought a 4 RM Unit

After a long wait (2 years and counting), My missus and I decided to put down for Vacanza. It is obvious that the new
property rules laid down by the government will only benefit first time buyers. Thus, when we did a viewing of the showflat, we decided on this location because we acknowledge that housing prices is not going down anytime soon (gained 1.6% this month) plus 1090 psf is still relatively cheaper than what people are asking in the locale.
Points of Consideration that affected our decision:
1) privacy. It is situated at the backend of a private estate, and cut off by the PIE on the other side.
2) definitely price. Most other units for resale going at 1.6m and above. Notwithstanding the fact that these apts have been there for a good 6-7 years.
3) Good quality furnishings. Pay a bit more now, save on renovation later.
4) Good set of facilities promised. Pool looks promising. Not one of those kidney style pools that you can't do laps in.
5) No bay Windows. That really eats into living space.
Disadvantages we have considered,
1) Distance and availability of public transport. Only No.42 in and out of the area. Plus a good 15-20 minutes walk to the MRT.
2) poor public lighting at the open space outside. Makes coming home late a bit scary.
3) One street away from light industrial estate. (Lets hope they move out soon)
4) Bomb Shelter - Can never understand the reason for building one of those.
Negating Points to disadvantages:
1) 15 month promise of private transport by developer in and out of the estate to the MRT.
2) Went to the site 6 times, 3 times past 10.00pm to check on security. Found that workers don't come around the area cos they are no amenities. So quite safe.
Conclusion: Good for families and those that want a sense of peace and quiet from the rush hour madness of Singapore. Investment wise, I wouldn't put too much hope in that because of the inconvenient location and lack of amenities. I recommend this building for: Commercial/School and Market/Food Center/Restaurant.

Beautiful development

I went to Vacanza @East showflat yesterday. It is located uphill. Along the way to the showflat are all beautiful landed houses. Its like walking in a foreign land where there is no highrise buildings. I took 10 mins to reach the showflat. Its at the tallest end point of the uphill road. The air is very fresh.
Many commented that its next to PIE which will be noisy. However I think otherwise as the PIE is quite a distance away its at much lower level than the condo. Moreover, there are many planters i between. Its like in Genting where the road are below.
The only bad point is that there is no supermarket or hawker centres around. You'll have to walk at least 10 minutes out to the MRT area to find food. Its more recomended for those who drive. If this developement is launched in Hong Kong, it'll be very expensive and for rich typhoon as Hong Kong properties is the higher the more expensive.
I'm tempted to buy one but am hold off by the lack of amenities in the surrounding which will be difficult to rent out. It is most recomended for those who buy for own stay and with own vehicles. I recommend this building for: Commercial/School, Market/Food Center/Restaurant and Entertainment.

misleading prices..

Went to the showflat, was shown 900psf on their agent list folder. When we enquired about 2bed rm, developer changed their price and increased price to 1090psf. Later, we realised 484sqft, 732sqft, 807 and 840sqft all asking the same 1000psf at below 5th floor. unrealistic price and it will be another starville (launched 2006), Grosvenor view (2008) which have difficulty selling 3-5years down the road if price too high. next to noisy PIE and AT LEAST 15mins walk to MRT. Capital appreciation is very slow that area and not worth it.
